Hiring a Contractor |
The following guidelines will help when hiring a contractor:
The Estimate
Most contractors will offer free estimates. During the estimate process you should compare not only prices, but work ethic, timelines, and referrals. Accepting the lowest bid is not always recommended. Quality work may cost more in the short run, but in the long run you will be thankful that you took the time to find and pay for a reliable, quality contractor.
Referrals
Good contractors will boast of previous projects and share pictures and referral letters. Ask to visit current works-in-progress and talk to the homeowners.
High Pressure
Your contractor and you will interact frequently, sharing living space during construction. Make sure you are comfortable with the contractor's personality and work ethic. If a contractor immediately bombards you with high pressure tactics, you should think twice about hiring him.
Insurance
All contractors should have their own worker's compensation insurance and be bonded with the documentation to back it up. You do not want to be responsible for on-the-job injuries or damage to your home.
Licensing
It is recommended that you hire contractors that are licensed. Unlicensed contractors can default on contracts more easily. Some specialty contractors are also required to be licensed at a state, county, and or city level. Do not hesitate to ask for proof of licensing.
Permits
If you plan to make any significant changes to your home, a building permit may be needed. This is your contractor's responsibility, not yours. If the project does not coincide with the terms of the permit, the contractor is liable. Often times city inspectors will visit construction sites to verify that all work has permits and complies with jurisdiction.
The Contract
Good contractor and good contracts go hand in hand. Because a detailed contract guarantees clear communication between you and your contractor and safeguards you against fraudulent practices, it is the single most important factor when hiring a contractor.
